1) Time Management

  • When you practice good time management in your life, you are less likely to procrastinate. Time management leads to higher productivity and leads to a disciplined professional output. This is absolutely essential for this job
  • You must be able to effectively use computers/technology to plan out your work / organize tasks/ schedule and prioritize to meet your goals and objectives

 2) Listening/Writing/Observational and Communication Skills

  • Excellent proficiency in both spoken and written English and TamilKnowledge in other Indian languages is a bonus (Telugu / Malayalam / Hindi) but not essential. This position requires excellent communication skills and proper professional etiquette.
  • To communicate effectively, you need to be able to listen, not just to get your own point across,but also have the skills to digest information and find out what is important
  • You need to have an edge in understanding other people's perspectives and also properly convey your views to others

3) Interpersonal Skills / Negotiation Skills

  • You must be able to smoothly and effectively work with clients and other stakeholders (landowners, purchasers, outside consel, tenants etc), to ensure a successful transaction

 Desired candidate skills, qualification and experience:

  • B.L, LL.B, BBA LLB or B.Com LL.B or LL.M with strength & specilization in Business / Real Property Law
  • Competent & Confident to grow to be the single point contact for all legal affairs of the company
  • Must be an effective communicator in English & Tamil language
  • Familiarity in Tamil language will help you perform effectively for this position - after all you will have to interpret old property documents/records which could be written in Tamil
  • Attention to detail
  • Familiarity and exhibition of confidence in Property laws, Contracts, Registration and Stamps Acts, Land Acquisition Acts, and other property and land related acts is essential to be considered
  • For this reason, candidates with atleast 3 years exposure in Real estate / Property development / construction domain wil be preferable
  • Confident personality with high energy and motivation to overcome and tackle any inefficiencies/inactions while dealing with Police, Revenue, Registration and other departments 
  • Strong and effective Negotiation and Leadership skills

Typical job functions:

Indicative responsibilities associated with this job are,

  • Independently conduct due diligence and title document scrutiny and represent the company for discussions on its legal matters with Land owners / Vendors / Joint venture partners
  • Follow up with the Police and other government departments for effective prevention and resolution of issues
  • Preparation / Drafting of various deeds, documents or undertakings with respect to property purchase, sale, bank loan/mortgage, rentals/leases and all contracts
  • Coordinating with our external legal consultants/advocates on various matters related to litigation, legal opinions and representations
  • Work closely with panel advocates in the preparation of Plaints, Written Statements, Memos, Interlocutory applications, Writ petitions and drafting various types of criminal petitions etc. 
  • Managing the entire registration process on behalf of the company by representing at SRO's and other government offices

Other information:

  • Due diligence and title scrutiny includes going to various offices (Registrar office, Village Administrative office, Taluk office, Land records offices etc) and also approaching various stakeholders (land owners, mediators/brokers etc) to get required documents/information for scrutiny
  • You will have to frequently keep in touch with the company's Advocates/Lawyers to keep a track on case status and keep records of various documents/petitions filed by them on behalf of the company
  • You should take responsibility for ensuring effective and efficient management of the company's legal and contractual risks
  • You must be familiar with the court processes, rules and court nomenclature with respect to litigations so as to follow up and keep track with the company's external legal consultants/advocates and update the management on progress, status updates and providing overall guidance

Location:

Our office is located at Vadapalani where you will be reporting daily. This job will require frequent travel for official work - for which travel compensation will be provided at actuals.

Having your own vehicle and a valid driving license is essential.
